Sell a House After an Expired Listing

A listing that expires is information, not a verdict. It usually means one of a small number of things: the price was ahead of the market, the condition scared off buyers who needed a mortgage, or the house kept going under contract and coming back when financing or inspection failed.

Relisting at a lower number with the same agent and the same photos tends to produce the same result, because none of the underlying reasons changed. It is worth working out which reason applies to your house before deciding what to do next.

    What your options are

Selling to us is one of them, and it is not always the right one. Here is the honest version.

Relist with a new agent and a new price

If the house is in good condition and simply started too high, this often works. Expect the market to treat a relisted property with some suspicion — days on market follow a house around.

Fix what the inspections kept flagging, then relist

If you lost buyers at inspection rather than at the door, this is the honest fix. It costs money and months, and you are spending both on a house you have already decided to leave.

    Rent it instead

Turns a stalled sale into income while you wait for a better market. Only sensible if you actually want to be a landlord.

    Sell as-is for cash

No relisting, no new photos, no price reductions in public, and no buyer's lender to satisfy. Lower than a perfect retail sale, but it is a number that closes.

How selling to HudREI works here

    1. 1

Tell us the address and what happened — how long it sat, what offers came in, and whether anything fell through at inspection or appraisal. That history is genuinely useful.

    2. 2

We make a cash offer on the house as it stands. Nothing you were asked to repair during the listing needs doing.

    3. 3

No agent, no commission, and no second round of showings.

    4. 4

      You choose the closing date.

    How long it takes

Two to three weeks from accepting. There is no mortgage approval on our side, which removes the step that most often killed the sale the first time.

    Questions sellers actually ask

My listing just expired. Can I sell to you straight away?+

Once the listing agreement has genuinely ended, yes. If it is still active or inside a protection period, check the terms with your agent first — we are not going to ask you to breach an agreement you signed.

Will you offer what my house was listed for?+

Almost certainly not, and anyone who promises that before seeing the house is not being straight with you. A cash as-is offer trades price for certainty and speed. What we will do is give you a real number quickly so you can compare it against carrying the house for another six months.

The house kept failing inspection. Does that matter to you?+

Only for pricing. We buy knowing there is work to do, and there is no inspection contingency for the deal to die on.

Do I owe my old agent a commission if I sell to you?+

That depends on your listing agreement, particularly any protection or safety clause naming buyers introduced during the listing. Read it, or ask the agent directly. We would rather you checked than found out at closing.

How is this different from just lowering the price?+

A price cut still leaves you waiting on a buyer, their lender, their appraisal and their inspector. This removes all four. The question is not only what number you get, but how certain and how soon.

We buy houses; we are not attorneys or tax advisers. Nothing here is legal advice, and on anything involving a court, an estate, or the county, you should talk to a professional about your own situation.

    Where we buy

We buy across Indiana and Tennessee. These are some of the areas where this comes up most.

Imagine handing over the keys and never looking back.
